Tract enters the UK with plans for a 500MW data centre campus in Durham

The US developer's Durham Technology Park would have up to seven buildings near the Hawthorn Pit 400kV substation, with a planning application due in December 2026.
Why it matters
Tract builds powered land for hyperscalers in the United States, and Durham is its first UK project. North East England has become a cluster for large AI campuses because of grid capacity linked to new transmission links such as Eastern Green Link 1, which lands power near Hawthorn Pit. At 500MW the site would rank among the biggest proposed in Britain. Watch for the December planning application and whether a tenant is named.
